Rental Period

The property is available from 16:00 local time on the day of arrival until 10:00 on the day of departure. The rental period runs from Saturday to Saturday unless otherwise stated on the booking form and agreed in writing by us.

Charges

Rental charges include the use of all facilities within the boundaries of the property, all bedlinen and towels (except beach towels) and normal usage of electricity, water and gas. Logs for the wood-burning stove are also included.  

The price quoted is guaranteed once your deposit has been received by us and we have issued our receipt to you.

Booking/Payment

To reserve the property, you must fill in and sign the booking form and send a non-refundable deposit of 30% of the full rental charges. Our receipt of the signed booking form will be taken as acceptance of these Terms and Conditions.

Final payment is due no later than 8 weeks prior to your arrival date. If payment is not received by this date, we reserve the right to cancel your reservation in writing. Please note that you will still be liable to pay the full rental charges unless we are able to re-let the property. Bookings made less than 8 weeks prior to arrival require full payment at the time of booking.

If you want to pay by credit or debit card when it comes to paying the deposit and final balance, you can do so via PayPal, but please note that we will charge an additional 3.5% on payments made via PayPal to cover our costs. If you wish to pay by this method, let us know when you make your booking, and we will send you an electronic invoice.

The maximum number of people staying in the property must not exceed the number stated in the booking confirmation, and in any case must not exceed 6.

 Pets are not permitted.

Security Bond

You are responsible for any damage, stains or breakages to the property and its contents and the loss of any items in the inventory. A refundable security bond of £100 (150 euros) is payable at the time of final payment to cover any such eventuality. At the end of your stay, the property will be inspected and, if everything is as it should be, the security bond will be refunded in full. If the cost of putting right any damage or loss exceeds the security bond paid, you will be responsible for reimbursing the additional amount to us within 14 days.

You agree to be a reasonable tenant, to take good care of the property, and to leave it in a clean and tidy condition at the end of the rental period. We reserve the right to charge for any additional cleaning costs if you leave the property in an unacceptable condition. You also agree not to act in any way that may cause disturbance or annoyance to those resident in neighbouring properties.

Cancellation by You

If you wish to cancel your reservation, you must do so in writing. Any monies received will be refunded (less the initial 30% deposit and any additional expenses or losses incurred by us) ONLY if we are able to re-let the property.

Insurance

You are strongly recommended to arrange adequate travel insurance for all members of your party for the entire period of rental, which should include cover for personal effects and personal liability etc., as our own insurance does not cover such items.

Complaints

You will report to us or our nominated representative without delay any defects in the property or breakdown in any equipment or appliances and we will make arrangements to rectify the problem as soon as possible.

Limitation of Liability

We shall not be liable to you:

1. for any temporary defect or stoppage in the supply of public services (e.g. water, electricity) to the property, nor in respect of any equipment or appliances in or associated with the property, garden or swimming pool
2. for any loss, damage or injury which is the result of weather, riot, war, strikes or other matters beyond our control
3. for any loss, damage or inconvenience caused to or suffered by you if the property shall be destroyed or substantially damaged before the start of the rental period, and in any such event, we shall, within 7 days of notifying you, refund all monies paid in respect of the rental period.

Under no circumstances shall our liability exceed the amount paid to us for the rental period.
